Frequently Asked Questions

How did Joe Kavanagh go from a 37% to an 86% listing close rate?

Joe was already a top agent, closing 37% of his listing appointments, when he learned a simple tool for reading someone's personality type and value system in under 90 seconds. In his words, "I started to speak their language instead of trying to get them to speak mine." Sellers began telling him they'd planned to list with another agent, but he seemed to understand them better. Inside a year he was at 86%, and his numbers almost tripled.

Does that kind of communication training work for a whole sales team?

It did at Joe's brokerage. Once his numbers jumped, the owner of the company he hangs his license with told him, "Joe, I don't know what you're doing, but we need to know more about this." Joe got certified to train it, and the owner hired him and his wife for 12 months to work with the agents. Company conversion went from 32% to 62%, and the owner says on video it brought in an extra $50 million in gross commissions.

How did Joe Kavanagh build a business in a city where he didn't know anyone?

Joe moved to Charleston with three kids, 10, 7 and 5, and got down to $210 in the bank. So he walked into banks and mortgage companies asking for work. When locals said he'd never make it there, his answer was "watch me." He also noticed appraisers were scared of the historic homes downtown. Joe grew up in an old New England house, so to him they were just old houses. He took that work, and in about 3 years built the second largest firm in the area.

What does a pig have to do with closing a real estate deal?

Joe listed a 2-acre property that came with Emmett, a massive white pig. The seller was moving out of state and said he couldn't go until Emmett had a new home. So Joe asked the crew clearing the underbrush if they knew anyone, and they wanted Emmett as their company mascot! It took 8 different days, and enough food on the trailer, to finally get him on board. That's Joe's whole approach... get your hands dirty and make the deal happen.
