The Blueprint For Six-Figure Deals | Jason Roberts

What if a simple conversation could change the trajectory of your business forever?

In this episode of Call The Damn Leads, Drewbie sits down with real estate investor, entrepreneur, and coach Jason Roberts. Jason shares the incredible story of how a chance encounter at a Colorado mountain property turned into multiple real estate transactions, hundreds of thousands in investments, and more than $1.4 million in value.

They dive into the importance of activity, relationship building, sales psychology, consistency, and why the best opportunities often appear when you're willing to have a conversation.

Jason also breaks down his transition from a six-figure engineering career into real estate investing, how he built proof of concept before leaving his W2 job, and how he's using AI to create scalable lead generation systems.

If you're looking for practical advice on sales, real estate, entrepreneurship, and creating opportunities through action, this episode delivers.

Frequently Asked Questions

How did one conversation at a showing turn into $1.4 million?

Jason Roberts and his wife pulled up to a beat-up mountain property in Colorado and found another couple peeking in the windows. He's licensed, so he offered to let them in. They were from Texas, and the husband's dream was a mountain home. Two weeks later they bought that property from him. Four weeks after that, their dream home. Then four more investment properties. His takeaway: "activity breeds activity. Like the more active you are, the luckier you're going to get."

Should you keep your W2 job while you start flipping houses?

Jason says keep it until you've got proof of concept. He was making six figures as an engineer and flipping 7 to 20 hours a week on the side. He held the job through his first 2 or 3 flips. The first one made about 80 grand... and he still had to sue his contractor on it. The sign came the night he got 4 wholesale deals under contract, worth about $100,000. I've met people who got beat up on their first deal and quit, so I'm with him.

How do you find real estate deals without spending money on leads?

Jason's process cost him nothing but his weekends. He'd look at about 1,000 on-market properties a week, pick out the 30 that looked really beat up, then run his deal analysis to cut that to 7 to 10 worth seeing in person. Saturdays and Sundays were for walking those houses. That put 2 to 4 properties a month under contract, at roughly $20,000 to $70,000 profit per project. A tight buy box tells you exactly where your weekends should go.

How do you get better at sales calls when you're just starting out?

Jason splits it in two. Volume is work ethic, and conversion is skill. When he started, he went out 4 weekends in a row and got nothing, and it took 6 weeks of steady activity before deals came through. For the skill side, record your calls, write down your top 10 objections and come up with 3 answers for each one, then memorize them. In his words, "people need to learn how to win." Give it your heart before you judge the results.
